How Can You Make Your Offer Stand Out in a Busy Atlanta Market?

With the Atlanta market as competitive as it is, you need to take the extra step if you want your offer to be accepted. Right now, we're encouraging buyers who have found a property they really like to write a letter to the seller letting them know how much they love the home and why they want to buy it. In some cases, the seller has decided not to go with the highest offer, but with the one that has a personal letter attached to it. 

If you decide to write a letter, it should be from the heart. If it's sincere, trust us, it will work. We recommend doing this even if it's not a multiple offer situation. It will simply increase the likelihood that your offer is accepted. 

Another strategy buyers are using is high earnest money. If you're in a situation where many of the buyers are making similar offers to your own, we highly encourage you to put down as much earnest money as you possibly can. As long as you're not going to default, there is no reason you shouldn't put down as high as five percent for your earnest money deposit.

Your Atlanta New Construction Guide

Welcome back to our blog. Today we'll be talking about new construction. The Atlanta metro area is extremely large, so if you have been thinking about building a new home in town, depending on the neighborhood, lots are currently very hard to come by and we are seeing a lot of tear-downs.

Most houses that come on the market for $425,000 or less in areas like Morningside and Virginia Highland are being purchased for the purpose of tearing them down and building new ones. Over on the east side of town, however, there are still some lots available in some of the older, established neighborhoods and prices are considerably lower. 

If you are thinking about building a new house in town, the first step is identifying the property. After that, you want to start interviewing builders. We can provide you with a great list of builders to get you started. Probably the most prevalent obstacle to overcome is that any property on the lower end of the neighborhood values will receive multiple offers, and it might take a few attempts to purchase.
