Your Home's Value Is Rising - But for How Much Longer?

Have you been wondering what's going on with the market in Atlanta right now? Today, we're going to answer just that.

Currently, we are in a seller's market. If you haven't gotten a home evaluation in the last few years, now may be the time! If you were under water, or were underwhelmed by your home's equity, when you last checked, you may be surprised by how much your home is now worth.  

Where is your home's value headingWe've come a long way since the lows of the downturn several years ago. Home values have been steadily increasing each month, and the latest data shows that metro Atlanta prices have risen 13.8% over the last year. Although neighborhoods have appreciated at different rates, the city is nearly at October of 2008 levels. Things are much better, but we still have a bit more recovering to do. 

Mortgage rates have fallen for the second consecutive month and 30-year fixed-rate mortgages are around 4% at the moment. However, we've ran into homeowners who are hesitant to sell their home in the winter. What they don't realize is there are many advantages to selling during this time. There is less inventory on the market, less competition, and homes show well with holiday decorations. Additionally, because many of the buyers during this period are relocation buyers who are in a hurry, you will be dealing with serious buyers. 

If you're looking to buy, winter is also a great time to start your search. There aren't as many buyers out there looking for homes, so you won't have to worry about running into as many multiple offer situations as you would in the spring. If you find a home you like, you can secure a low rate and move in during the spring when the weather is nicer.

Your Atlanta New Construction Guide

Welcome back to our blog. Today we'll be talking about new construction. The Atlanta metro area is extremely large, so if you have been thinking about building a new home in town, depending on the neighborhood, lots are currently very hard to come by and we are seeing a lot of tear-downs.

Most houses that come on the market for $425,000 or less in areas like Morningside and Virginia Highland are being purchased for the purpose of tearing them down and building new ones. Over on the east side of town, however, there are still some lots available in some of the older, established neighborhoods and prices are considerably lower. 

If you are thinking about building a new house in town, the first step is identifying the property. After that, you want to start interviewing builders. We can provide you with a great list of builders to get you started. Probably the most prevalent obstacle to overcome is that any property on the lower end of the neighborhood values will receive multiple offers, and it might take a few attempts to purchase.

Atlanta Real Estate Market Update for Summer 2014

 Welcome back, everyone. Today we wanted to take a moment to give you a brief update on what is happening in the real estate market here in Atlanta.  Here is what's going on.

  • In Atlanta, we are currently in a seller's market. Home values are up 14% from last year and we are suffering from a lack of inventory. There are many more buyers than sellers and we are looking for more listing opportunities
  • The imbalance of the market is great for sellers currently on the market. It has been affecting buyers in a way that hasn't been conducive to looking because there is just not enough inventory out there
  • Buyers paying in cash are in a position to beat out other buyers for a property. We are seeing a lot of multiple offer situations and the cash buyer always rules.
  • In the current environment, it is important to make your best offer first. Even though there may not be any offers on the table, a better one could come in while you are negotiating.
  • Currently, you can get a 30-yr mortgage with an outstanding 4.25% interest rate. There has been no federal indication that rates will be raised significantly in the next year.
